Tax help for Suffolk County families, commuters and owners

Suffolk County covers most of Long Island, from Huntington and Smithtown out to the Hamptons. Clients here include LIRR commuters with Manhattan employers, owners of local businesses and people who own a second home or rental property on the East End. Living outside the five boroughs means no New York City income tax, but property taxes are high and planning still matters.

Ryan works with clients in Huntington, Smithtown, Babylon, Islip, Brookhaven, Riverhead, Southampton, East Hampton and across the county.

Common situations in Suffolk County

Moving out of the city

In the year you move from New York City to Suffolk, city tax applies only to the part of the year you lived in the city.

Property taxes and the SALT deduction

The federal cap on deducting state and local taxes was raised starting in 2025, with a phase-down at higher incomes, so whether to itemize is worth checking each year.

Rental and second homes

Renting out a home, including a summer rental on the East End, has its own federal rules for income, expenses and depreciation.

Long Island business owners

Self-employed residents can owe the MCTMT, and the right entity structure can change how much self-employment tax you pay.

Taxes for Suffolk County residents

Suffolk County residents do not pay New York City resident income tax, but they do file New York State returns. If you are self-employed and your net earnings from self-employment are over $50,000, you may owe the Metropolitan Commuter Transportation Mobility Tax (MCTMT) at 0.34%.

If you rent out a home you also use and rent it for 14 days or fewer during the year, federal tax rules generally let you leave that rental income off your return. Rent it longer and the income is reported, with expenses split between personal and rental use.

Tax rules and rates change. Confirm the current rules with the tax department before you file, or ask Ryan on your first call.

Suffolk County tax questions

No. New York City income tax applies only to city residents. You pay New York State and federal tax on your wages, but not city tax.

It depends on how many days you rent it and how many days you use it yourself. Ryan reviews your rental and personal days and reports the income and expenses the way the rules require.
